簡要規格描述或項目基本概況介紹、用途：項目內容主要包括：1.負責管理運營中心事務、負責市、區、街道各類考核、檢查事務；2.為周邊社區長者提供公益免費日間照護、組織公益活動服務；3.提供物業服務及其他公益性活動服務；4.公共事業費（水、電、燃氣、網絡、通信）及排污費維護繳納。本項目一次采購三年有效，合同一年一簽，每年經過采購人考核合格后續簽合同。本項目采購預算所涵蓋的服務期限：2026年1月1日-2026年12月31日。（具體詳見第三章采購需求書）
Brief specification description or basic overview of the project: The main project contents include: 1. Being responsible for the management and operation of the center's affairs, and handling various assessment and inspection affairs at the municipal, district, and street levels; 2. Provide free public welfare day care and organize public welfare activities for the elderly in the surrounding communities; 3. Provide property services and other public welfare activity services; 4. Maintenance and payment of public utility fees (water, electricity, gas, Internet, communication) and sewage discharge fees. This project's one-time procurement is valid for three years. The contract is signed annually. After passing the assessment by the purchaser each year, the contract will be renewed. The service period covered by the procurement budget of this project is from January 1, 2026 to December 31, 2026. (For details, please refer to Chapter Three of the Procurement Requirements Document.
合同履約期限：2026年1月1日-2026年12月31日。
